About this Project

For the Sisters of Saint Mary’s in Beaverton, OR, we undertook a full roofline-up rebuild of their chimney chase to address significant wear and structural issues. The original wood chase suffered from peeling paint, rotting wood, and trim boards that were separating from the structure, compromising both safety and curb appeal.

Custom Hip-and-Ridge Cap: Protection Made to Fit

One of the highlights of this project is the custom chimney cap. With multiple flues and a large chimney footprint, a properly fitted cap provides coverage across the entire top of the chimney. The hip-and-ridge design complements the roofline while the black powder-coated finish gives it a sharp, finished appearance.

Beyond looks, the cap helps keep rain and debris out while protecting the crown and flue openings from direct exposure to the elements.

Crown Coat: Addressing the Existing Crown

The existing crown showed cracking and weather-related deterioration. We applied a crown coat to seal and protect the surface, helping prevent water from working its way into existing cracks and causing additional damage.

Keeping water out at the top is especially important because moisture entering through a deteriorated crown can eventually affect the masonry below.

Flashing Reseal: Protecting Where the Chimney Meets the Roof

We also resealed the chimney flashing. This area is particularly important because it protects the joint where the chimney passes through the roof.

Maintaining a good seal around the flashing helps prevent rainwater from finding its way beneath the roofing system and into the home.

Water Sealing: Helping the Masonry Handle Northwest Weather

The final layer of protection was water sealing the masonry. Masonry is porous, which means it can absorb moisture during Washington’s long rainy season.

A proper masonry water-repellent treatment helps reduce water absorption while allowing the masonry to release moisture vapor. Combined with the crown work, flashing reseal, and custom cap, it gives this chimney protection from top to bottom.

A Complete Chimney Protection System

This project is a great example of how several smaller services can work together to protect a chimney without requiring a rebuild. The masonry itself could be preserved, so we focused on addressing the areas where water could enter and protecting the existing structure.

The finished custom black cap also completely changes the look of the chimney — giving the home a clean, finished appearance while adding practical protection against the elements.

Built right. Built to last. That’s the Integrity Chimney way.
